Are typically for title companies. It provides the title company with the information required to insure the title to the land. This type of surveying comes with high liability, so these surveys are usually more costly. It’s similar to Topography | Architectural Surveys but they have more technical information. Table A of the ALTA/ACSM will need to be filled out for the specific services needed by the title company.

As-built Survey

In general, this type of survey is very similar to a Topography | Architectural Survey. The major difference is that in concentrates on specific areas that have been recently built. The map is used to verify if the new structure was built per plan or falls within its requirements.

Boundary Survey | Location Map

On average, these surveys are being mixed up. They provided two completely different services. A Boundary Survey will place physical markers in the ground where you would have to make a string line between points to determine your boundary location. A Location Map will show you the area in question in regards to the lot lines with no physical markers set in the ground. These services can be combined.


Governmental agencies will need certain certifications to be completed before a project is done. It can range from form to roof height certifications. We will research the required information needed from the governmental agency to provide a proper certification.

Construction Staking

This type of surveying comes with high liability. For the project to be successful we would need all the project plans required and staking requested 24 hours before estimated staking time. We are not allowed to redesign the plans and it will be staked per plan. No exceptions will be made towards the 24 hour policy.

Easements & Land Descriptions

There will be times that a project will need to create a new easement, may it be for utility purposes, ingress | egress or encroachments. We provide Land Descriptions and Exhibits needed for the creation of the easement. We do not process the easement. In addition, we can also review the existing easements on your property and locate them if possible.

Final Map

Overall, these maps are used to subdivide your land or convert apartments into condominiums. The maps will create a Tract or Parcel Map. In the planning process you will need a tentative or preliminary map, which we can provide. We do not process the application, but provide the maps needed for the application process.

Lot Line Adjustment | Merger

Are typical surveys to change or merge the lines of your property to accommodate an encroachment or to build across existing lot lines. We do not process the application. We provide a Lot Line Adjustment Map, Land Descriptions and Exhibits needed for the application process.

Topography | Architectural Survey

In general, these maps provide the lay of the land with a proper boundary for other professionals to begin the design process. There are a multitude of variances within the surveys to make them into planimetric, aerial, site plans, etc.
